Backbone Connect has delivered integrated digital infrastructure for Aberdeen Standard Investments’ Hobart House – a five-floor contemporary office at the heart of Edinburgh’s central business district.
It is the first project that Backbone Connect has delivered in Scotland, marking the business’ growing reach across the UK’s commercial property market.
Working closely with Knight Frank & EYCO, the appointed joint letting agents for Hobart House, Backbone Connect installed resilient fibre connections as part of an extensive refurbishment project. The upgrade by Aberdeen Standard Investments reflects growing demand from occupiers in Edinburgh for centrally located, modern space with high-quality connectivity.
Two existing tenants at Hobart House have already signed with Backbone Connect to use the new resilient connections.
Charlie Booth, Connected Buildings Team Manager at Backbone Connect, said: “The rising demand for our services across the UK reflects just how important good connectivity is to help landlords create high-quality office space and win the race to attract tenants. Plug and play internet connectivity is essential to delivering the flexible leasing experience occupiers are now coming to expect. More and more they want to avoid the hassle of move-in delays and high set up costs – that’s where our connected buildings model comes to the fore.”
Simon Capaldi, Partner in Knight Frank’s Edinburgh agency team, said:
“There is strong demand in the Edinburgh office market with a greater emphasis on better quality, flexible space, something that’s been in short supply in the city.
“The new digital infrastructure installed by Backbone Connect at Hobart House as part of the wider upgrade helps to give it the edge and significantly reduces the lead-in time for new tenants. We’re already seeing positive leasing enquiries.”
Neil McConnachie, Partner in EYCO’s Business Space Team, commented: “The intention will be to provide a fully fitted office on the 3rd floor at Hobart House. Backbone Connect’s model complements this offer and will allow a tenant to move in and be fully operational within just five days.”
