Morgan Capital is an award winning real estate operating partner. Its portfolio spans some of London’s most esteemed buildings, including Nash House, a 10,000 ft2 office and retail space over five floors in St George Street, Mayfair, London. The property is just south of Hanover Square, in close proximity to Bond Street Crossrail station, and has  recently undergone a full refurbishment.

Morgan Capital chose Backbone Connect to supply connectivity for its Mayfair property, Nash House. Following the successful delivery of this project, Morgan Capital is planning to adopt the same approach in future developments. “Part of making the building attractive to tenants is the task of procuring fibre into the building for our tenants,” explains Ben Vinten, Development Manager at Morgan Capital. “It can be a long and painful process and it has always been a frustration. We  thought ‘wouldn’t it be good to do this better?’ and then we found Backbone Connect.” 

By handing over responsibility for negotiating wayleave permits and managing operators Morgan Capital can concentrate on activities with a greater value-add. “When we began looking for options, we discovered that most intermediaries add a lot of margin. We wanted to work with a delivery partner who could manage the infrastructure efficiently; a partner that made managing the property easier.”

The solution

Morgan Capital is recognised for the quality of its service, and working with Backbone Connect offered a new opportunity to enhance the service offering for potential tenants. “Backbone Connect’s creative proposal matched up with everything we wanted to achieve in that building,” explains Ben. “It allows us to change the narrative around the building and the way we pitch it to new tenants.”

Morgan Capital worked with Backbone Connect to install two lines into Nash House, from two different providers, to ensure resiliency. A marketing suite was created on one of the floors with live connectivity. Potential tenants were invited to the presentations in the marketing suite and could access Wi-Fi, proving the speed and efficiency of the space.

The future

“Occupiers have changed, and that means that we, as developers and landlords, must change too. And we have to do it immediately, so clients can benefit `from it,” explains Ben. For Morgan Capital, it’s a double win: a pre-connected building is more attractive to tenants.
